What Is AC Coil Cleaning — And Why Does Your Pembroke Pines Home Need It?

AC coil cleaning is the professional process of removing dirt, mold, algae, and debris from the two coils inside your air conditioning system — the evaporator coil (indoor unit/air handler) and the condenser coil (outdoor unit). These coils are responsible for absorbing and releasing heat to cool your home. When they get dirty, your AC works harder, uses more electricity, and eventually breaks down.

In Pembroke Pines’s climate, AC coils get dirty faster than anywhere else in the country. Year-round humidity above 80%, and continuous AC operation create the perfect conditions for mold growth, algae buildup, and corrosion inside your coils. A dirty coil can increase your electric bill by 30-40% and cause water leaks that damage your ceiling, walls, and floors.

At Air Duct Cleaning Miami, we provide professional AC coil cleaning for residential homes and commercial businesses in Pembroke Pines and throughout South Florida. Whether you live in a family home in Chapel Trail, a townhouse in Silver Lakes, or a business on Pines Blvd — our licensed HVAC technicians (#CAC1817115) clean evaporator coils, condenser coils, mini split coils, heat pump coils, and commercial rooftop units using EPA-certified chemicals and professional equipment. We service Pembroke Pines daily along Pines Blvd, Flamingo Rd, I-75 and all surrounding areas.

Residential

Central Air Evaporator Coil Cleaning

The most common AC system in South Florida homes. Your evaporator coil sits inside the air handler and absorbs heat from indoor air. Over time, it collects dirt, mold, algae, and bacteria — causing water leaks, musty smells, and high electric bills. Our technicians remove the coil, deep clean it with EPA chemicals, treat for mold, and reinstall with proper freon adjustment.

Mini Split AC Coil Cleaning

Wall-mounted and ceiling cassette mini split units are popular in South Florida condos and additions. The indoor coil collects dust and mold that drips water and creates musty odors. We specialize in cleaning mini split coils for all brands — Mitsubishi, Daikin, LG, Samsung, Carrier, and more. Most can be cleaned in place without removal.

Heat Pump Coil Cleaning

Heat pumps are common in South Florida condos, apartments, and townhomes. They have both indoor and outdoor coils that need regular cleaning for efficient heating and cooling. A dirty heat pump coil works harder, uses more electricity, and can freeze up in cooling mode. We clean both coils and adjust freon to manufacturer specs.

Outdoor Unit

Condenser Coil Cleaning — Outdoor AC Unit

Your outdoor condenser releases heat from your home. It collects dirt, grass clippings, leaves, pet hair, and salt air corrosion (especially near the coast). A blocked condenser forces your compressor to overwork — leading to higher electric bills, compressor damage, and premature AC failure. We recommend cleaning your condenser coil every year.

Mold & Fungus Removal — AC Coil Cleaning

South Florida’s humidity breeds black mold, blue-green algae, and fungus inside your AC coils, drain pans, and air handlers. This mold circulates through your ducts and into every room — causing allergies, respiratory problems, musty smells, and health issues. Our BioFresh treatment kills mold on contact and prevents regrowth.

AC Drain Line Cleaning & Leak Prevention

Clogged AC drain lines are the #1 cause of AC water leaks in South Florida homes. Algae and mold block the drain, water backs up into the drain pan, overflows, and damages your ceiling, walls, and floors. Most insurance companies deny water damage claims from unmaintained AC systems. We clean and flush the drain line with every coil cleaning.

Our Professional Process

How We Clean Your AC Coils — Step by Step

A thorough, documented process from start to finish. No shortcuts, no harmful chemicals.

01

Full System Inspection

We inspect your entire AC system — coil condition, drain line, air handler, blower, and refrigerant lines. We document before photos and explain exactly what needs to be done before starting.

02

Disconnect Power & Safety Prep

We safely disconnect all power to the AC system, lay down protective coverings to keep your home clean, and set up containment around the work area.

03

Access the Coil

We carefully access the evaporator coil by removing panels, filters, and components. For Hyper Coil Cleaning, we remove the coil entirely for deep cleaning.

04

Apply EPA-Certified Cleaning Chemicals

We apply EPA-certified, HVAC-safe cleaning chemicals designed specifically for AC coils. Never the toxic hardware store chemicals that handymen use — those corrode your coil and cause freon leaks.

05

Deep Clean & Power Wash

Thorough deep cleaning to remove all dirt, mold, grime, and biological growth from every fin and surface. For condenser coils, we use controlled-pressure power washing.

06

Clean & Clear the Drain Line

We flush the condensate drain line to remove blockages, clean the drain pan, and verify proper water flow. This is what stops water leaks.

07

BioFresh Anti-Mold Treatment

We apply our eco-friendly BioFresh antimicrobial treatment to prevent mold and fungus from regrowing on the clean coil surface. Safe for your family and pets.

08

Freon Vacuum & Recharge

We vacuum the refrigerant system, recharge with the exact amount of freon your system needs, and replace the freon line filter (drier). Incorrect freon levels damage the compressor.

09

Adjust Freon Levels & Performance Check

We measure superheat and subcooling to verify freon levels are precisely calibrated for your system. This requires specialized HVAC training — handymen cannot do this.

10

Airflow Test & Written Report

Final airflow measurement to confirm improved performance. You receive a written service report with before/after photos, readings, and recommendations for ongoing maintenance.

Mold-Covered Coil vs Factory-Clean — This Is Why Your AC Leaks Water

Years of mold, dirt, and biological growth blocking airflow and clogging the drain. Your AC works twice as hard, uses twice the electricity, and leaks water everywhere. After our professional cleaning with EPA-certified chemicals, the coil is restored to near-new condition.

⚠ Critical Safety Warning

Don’t Let Handymen Touch Your AC Coils

This is not a scare tactic — these are facts that could save your life, your AC system, and your insurance coverage.

🚨 The Dangers of Unlicensed Coil Cleaning

  • ❌ New refrigerant (R-410A and newer) is FLAMMABLE — can explode and cause fire if mishandled
  • ❌ Freon leaks can cause DEATH — refrigerant displaces oxygen in enclosed spaces
  • ❌ Handymen use TOXIC hardware store chemicals that corrode coil fins and cause refrigerant leaks
  • Wrong freon levels damage your compressor — a $2,000+ repair
  • ❌ Adjusting freon requires extensive HVAC schooling — handymen don’t have it

💰 What Happens When It Goes Wrong

  • ❌ Your homeowner’s insurance will NOT pay the claim if an unlicensed person caused the damage
  • ❌ The handyman has no insurance to cover your damages
  • ❌ Coil damage from bad chemicals = $1,000-$2,500+ coil replacement
  • ❌ Compressor damage from wrong freon = $2,000-$4,000+ repair
  • ❌ Freon leak in enclosed space = serious health emergency

AC Coil Cleaning in Pembroke Pines — What Local Homeowners Need to Know

Pembroke Pines is one of Broward County’s largest planned communities, and the newer construction (1980s–2000s) that defines neighborhoods like Chapel Trail, Silver Lakes, and Pembroke Falls comes with its own AC coil challenges. While the ductwork is more modern than older South Florida cities, the year-round humidity and heavy AC usage mean evaporator coils in Pembroke Pines homes accumulate mold, dust, and grime just as fast — often hidden inside air handlers tucked in garage closets or attic spaces with minimal ventilation.

Family neighborhoods along Pines Blvd, Flamingo Rd, and Sheridan St have homes running AC systems around the clock, especially in summer. Pet dander, dust from nearby construction, and South Florida’s pollen load clog coil fins faster than homeowners realize. Century Village and other 55+ communities often have older units that haven’t been serviced in years — we regularly find coils completely blocked with buildup. Our technicians service Pembroke Pines daily along I-75, University Dr, and Pines Blvd and know exactly which developments and building types are prone to chronic coil issues.

Whether you’re in a single-family home in Pembroke Lakes, a townhome near Chapel Trail Park, or a condo in Silver Lakes, dirty AC coils are silently driving up your electric bill every month. Our licensed HVAC technicians use EPA-certified chemicals specifically formulated to dissolve mold, dirt, and debris without damaging your coil fins — something hardware-store chemicals can’t do safely.

Our technicians service Pembroke Pines daily — we know the neighborhoods, the developments, and exactly what South Florida’s climate does to AC coils in planned communities.

AC Coil Cleaning Throughout Miami-Dade & Broward County

We provide professional AC coil cleaning services across all of South Florida. Our licensed technicians service homes and businesses daily in Brickell, Wynwood, Little Havana, Coconut Grove, Coral Gables, Kendall, Doral, Hialeah, Sweetwater, Westchester and all of Miami-Dade County. In Broward, we cover Hollywood Hills, Las Olas, Victoria Park, Emerald Hills, Pembroke Falls, Chapel Trail, Weston Hills, Plantation Acres, Sawgrass Mills area, Aventura, and every neighborhood in between.

Whether your home is on Biscayne Blvd, Calle Ocho, US-1, Collins Ave, Hollywood Blvd, Pines Blvd, Sunrise Blvd, Pembroke Road, University Dr, Flamingo Rd, I-95, I-75, Palmetto Expressway, or A1A — we know your neighborhood, your AC systems, and exactly what Miami’s 80%+ humidity, salt air, and year-round heat does to AC coils in South Florida. Coastal homes from Miami Beach to Pembroke Pines Beach need coil cleaning more often due to salt air corrosion. Inland homes in Kendall, Doral, Miramar, and Weston deal with heavy dust and pollen buildup.

AC Coil Cleaning FAQ

The most common questions Pembroke Pines homeowners ask about AC coil cleaning — answered honestly.

What is AC coil cleaning and why is it important? +
AC coil cleaning removes dirt, mold, and debris from your air conditioner’s evaporator and condenser coils. Dirty coils force your AC to work harder, increasing electric bills by 20-40%, causing water leaks, reducing cooling capacity, and creating mold that circulates through your home. In Pembroke Pines’s humid South Florida climate, coils accumulate mold and grime much faster than in drier regions, making regular cleaning essential.
How often should AC coils be cleaned in Pembroke Pines? +
In Pembroke Pines, we recommend AC coil cleaning every 12-18 months due to our high humidity and year-round AC usage. Homes near the coast, homes with pets, or systems that run 24/7 may need cleaning every 6-12 months. If you notice water leaking, musty smells, reduced cooling, or higher electric bills, your coils likely need cleaning regardless of the schedule.
What’s the difference between evaporator and condenser coil cleaning? +
The evaporator coil is inside your home (in the air handler) and absorbs heat from indoor air. It’s prone to mold, mildew, and drain clogs that cause water leaks. The condenser coil is outside and releases heat — it collects dirt, grass, leaves, and debris. Both need regular cleaning, but evaporator coil cleaning is more complex because it involves refrigerant lines, drain pans, and requires EPA-certified chemicals to avoid damage.
Can a dirty coil cause my AC to leak water? +
Yes — this is one of the most common problems we see in Pembroke Pines homes. When the evaporator coil is coated in dirt and mold, the condensation can’t drain properly. Water backs up in the drain pan and overflows onto your floor, ceiling, or walls. A professional coil cleaning clears the coil surface and drain line, stopping the leak at the source.
How long does coil cleaning take? +
A standard evaporator coil cleaning takes 1-2 hours. Our Hyper Coil Cleaning (premium service with coil removal, acid wash, and full sanitization) takes 2-4 hours. Condenser coil cleaning (outdoor unit) takes 30-60 minutes. Time depends on the condition of the coil, accessibility, and whether additional services like freon adjustment or drain repair are needed.
Should I clean or replace my AC coil? +
In most cases, professional cleaning restores the coil to near-new performance. Replacement is only necessary if the coil has severe corrosion, multiple refrigerant leaks, or physical damage that can’t be repaired. Coil replacement costs $1,000-$2,500+ depending on the system, so cleaning is always the smarter first step. We’ll inspect your coil and give you an honest recommendation — if cleaning won’t solve the problem, we’ll tell you.
Why shouldn’t I let a handyman clean my AC coils? +
AC coils contain refrigerant (freon) that requires a licensed HVAC contractor to handle. New refrigerants like R-410A are flammable and can explode if mishandled. Handymen use toxic chemicals from hardware stores that corrode coil fins and cause refrigerant leaks within weeks. They can’t adjust freon levels, which damages the compressor. If an unlicensed person causes damage, your insurance won’t cover it. Always use a licensed HVAC contractor — our license is #CAC1817115.
Do you adjust freon levels after cleaning? +
Yes — freon adjustment is included with our coil cleaning service. After cleaning, we vacuum the system, recharge with the correct refrigerant, change the freon line filter (drier), and run an airflow test to verify proper freon flow through the coil. Incorrect freon levels after cleaning can damage the compressor, freeze the coil, or cause poor cooling. This is one of the main reasons coil cleaning should only be done by a licensed HVAC contractor.
